In Ukraine, the sale of housing in cottage towns exceeded pre-war figures

In Ukraine, you can buy real estate in 701 cottage towns - this is more than until February 24, 2022, when 681 projects were sold. At the same time, 150 facilities are still closed as of April 2024, LUN statistics show.
After the invasion of the Russian Federation, the cottage market began to recover already in June 2022, when sales opened in 44 projects (7% of the pre-war figure). However, today the supply has recovered to 75%, while 25% remains frozen for the past two years.
Top 5 regions by the number of cottage towns:
Kyiv and the region - 55%;
Lviv region - 12;
Ivano-Frankivsk - 7%;
Zakarpattia - 5%;
Dnipropetrovsk - 3%.
At the same time, the market is recovering more slowly in the Kyiv region - 75% of all complexes are for sale, in the Lviv region - 90%.
The structure of the suburban real estate market of Ukraine by property type is as follows:
40% - townhouses;
30% - cottage towns;
20% - mixed model;
7% - duplexes;
1% - land plots within complexes.
In more than two years of the war, 213 cottage towns were completely sold. The top three are Kyiv and the region (86 cottage towns), followed by Lviv region (42) and Ivano-Frankivsk region (31 objects).

As for new projects that began to be built already under martial law, there are more than three hundred of them. Most in Kyiv and the region, followed by Lviv region, Ivano-Frankivsk region. Of these 302 cottage projects, 57 were built and sold already during the war.
In general, according to the state statistics, in 2023 the total area of ​​single-apartment buildings increased by 25% compared to 2022. This growth is due to the active construction of cottage towns. It also includes private construction.

The situation with housing volumes in the suburban real estate market in 2023 was better than in apartment buildings, where less housing was built last year than in 2022.
In 2023, construction companies commissioned 89,200 apartments - this is 3.5% less than in 2022, according to data from the State Statistics Service.
